Photographs
Four to eight photographs of the relevant rooms or area are usually enough — wide context shots first, then closer shots of anything specific you want addressed. Phone-camera quality is fine; we'd rather see the real condition than a tidied-up version.

Approximate measurements
Rough room dimensions (length, width, ceiling height), the approximate footprint of any proposed extension, or the existing kitchen / bathroom size. Exact measurements are taken during the on-site survey — early figures just help us scope the right next step.

Property information
A short note on the property — period terrace, post-war semi, modern flat, listed building, leasehold or freehold, owner-occupied or buy-to-let. Each one carries different consents, sequencing, and finishing considerations.

What you'd like done
A few sentences on the outcome you want is more useful than a detailed specification. 'Repaint and re-carpet the whole flat between tenancies in two weeks' is enough — we'll translate it into a written specification at the proposal stage.

Access, occupancy & timing
Note anything that affects access or sequencing — parking restrictions, occupants in residence during the works, pets, restricted working hours, fixed move-in or re-let dates, or upstream dependencies (a tenant moving out, a planning decision).
